SPECIFICATIONS
Structure
Structure composed of reinforced concrete slabs supported by reinforced concrete and/or steel pillars and walls.
Enclosures
Facade composed of: double layer of perforated brick type Gero block or equivalent, with thermal insulation located between the layers and an interior lining of 40/70mm with rock wool insulation type ROCA WOOL and double gypsum board. The gypsum boards will be standard, water-resistant, or fire-resistant depending on their location.
NOTE: Final thicknesses and materials are subject to energy certification study and local regulations.
Roof
Sloped roof at 30% composed of:
Wooden structure, insulation, and slate finish (pieces and dimensions to be defined by the DF) on wooden battens.
Walkable flat roof, non-ventilated, composed of:
Reinforced concrete slabs with a slope-forming layer, vapor barrier, mineral wool thermal insulation, waterproofing, bonding material, and flooring.

Vegetated flat roofs composed of:
Reinforced concrete slab with root-resistant waterproofing, thermal insulation, drainage and water-retaining layer, filtering layer, substrate, and vegetation.

Exterior Finishes
Primarily local stone combined with heat-treated ash wood or similar.
Partitions
Party walls:
They will be made using sound-absorbing acoustic brick and lined, for each dwelling, with 40/70mm double plasterboard on a metal framework and ROCK WOOL type acoustic insulation. The plasterboards will be standard, moisture-resistant, or fire-resistant depending on their location.
Internal partitions:
Depending on the rooms they separate, they will consist of single or double plasterboard on one or both sides, on galvanized metal framework and with rock wool acoustic insulation inside. The plasterboards will be standard, moisture-resistant, or fire-resistant depending on their location.
Interior finishes
False ceilings:
Suspended galvanized steel metal substructure with a single 12.5mm plasterboard finished with plastic paint and, occasionally, decorative wood. The plasterboards will be standard, moisture-resistant, or fire-resistant depending on their location.
Bathrooms and kitchen:
Vertical cladding of natural stone, ceramic, or similar.
General cladding:
Plastic paint, smooth or textured, in a RAL color to be defined by the project manager/property owner. Occasionally, in the living areas and/or master suite, it will be clad with oak wood paneling or slats.
Flooring
Garage and ski-room:
Polished concrete with non-slip epoxy paint.
General areas:
Floating oak wood parquet.
Staircase:
Stone treads or wood cladding. To be defined by the project manager/property owner.
Bathrooms and kitchen:
Flooring of natural stone, ceramic, or similar.
Service:

Carpentry / Metalwork
Exterior:
Sliding and casement wooden carpentry, brand and color to be defined by the project manager. Glass according to energy efficiency calculations and seeking maximum comfort for high mountain areas.
Fixed louvers formed by vertical laminated pine wood slats with a perimeter metal frame for support.
Roof windows from the VELUX brand in houses according to the floor plans.
Main entrance door in wood with high-security hardware.
Painted metal railings.
Interior:
Standardized passage doors, veneered in natural oak wood with handles by FORMANI model AMSTERDAM or similar.
Custom-made wardrobes with hinged or sliding doors according to detailed plans. Inside, textured melamine with drawers, shelves, and a hanging bar.
Kitchen Furniture
Set of upper and lower cabinets of contemporary design from PORCELANOSA, SANTOS, or similar. Color to be defined by the project manager/property owner.
Countertop of Neolith, Silestone, or similar.
HANSGROHE or similar faucets.
SIEMENS or similar appliances: a 4-zone induction/ceramic hob, ceiling extractor hood, multifunction oven, integrated refrigerator, integrated dishwasher, and stainless steel sink are planned.
Fireplaces
The houses will be delivered with a fireplace.
Elevator
The houses will be delivered with a foreseen lift. Only the lift shaft will be built as a forecast.
Installations
Heating:
Underfloor heating.
Plumbing:
Hot water supply. Cross-linked polyethylene pipes and soundproof downspouts in living rooms and bedrooms.
Sanitary ware:
Furniture with a marble or ceramic countertop and washbasin.
Toilet, bidet, and shower tray by DURAVIT or similar for the main bathrooms, and ROCA or similar for the service bathroom and laundry room.
Faucets for the corresponding sanitary ware by HANSGROHE or similar.
Electricity:
Internal network installation under PVC conduit.
Electrical panel with protection elements.
Color video intercom kit.
Switch mechanisms and power outlets, model to be chosen from the JUNG LS990 manufacturer or similar.
Provision of power outlets by room.
Lighting in access/garage areas with motion detectors.
